Heartland Retirement Personal Care Home

The Baileys' currently own and operate a personal care historical three-story brick building at 201 East Water Street, Lock Haven, PA. The business was started in November 1996 and has shown increasing profits in each succeeding year. The current establishment is a state-licensed facility with five rooms and a maximum capacity of eight residents. At the original location four employees were on staff. The Baileys came to the Lock Haven University SBDC requesting assistance in business plan development to secure financing to expand and relocate their current operations into the former Woolrich Elementary School in Woolrich, PA. The total project costs were projected at $810,000 to renovate and furnish the new location. The Lock Haven University SBDC worked closely with the clients to develop a business plan along with financial projections, marketing materials and a feasibility study. The clients' loan received SBA approval in June 2001; however, due to circumstances with investors and environmental issues, the loan did not close until July 2002. Renovations began immediately and completion of the project was March 2003. The new facility houses 26 full occupancy residents and has a staff of 10 employees.

The LHU SBDC provided this client with consulting in business plan development, financial analysis, financial projections, marketing materials and loan packaging. The business opened at their new location March 2003. The expansion created six new jobs!

Central Mountain Physical Therapy

In February 2002, Lori Stoner and Troy Dinges came to the LHU SBDC to obtain assistance in Business Plan Development and Loan Packaging. They needed to obtain financing to purchase a building in Lock Haven, PA and expand their business. The business originally began September 2001. The business consultant worked with the clients in developing a business plan and loan package. Central Mountain Physical Therapy provides care to all the physically injured individuals in need. The primary area of service is generally all of Clinton County, and occasional clients from the Lycoming and Centre Co. area. The LHU SBDC provided this client with consulting in business plan development, financial analysis, financial projections, and loan packaging. The business opened at their new location April 2002. The expansion created four new jobs!
